Prices on this page are indicative ranges based on typical Belfast installer pricing in 2026. Every installer quotes independently and figures move with system type, property access and add-on work. Use these as a sense-check, not a fixed price.
The Belfast price range
Gas boiler service prices in Greater Belfast typically run from £95 at the lower end to £140 for standard domestic work. Oil boilers sit a little higher — usually £110 to £160 — because OFTEC certification requires more kit and time on site.
Anything under £80 deserves some scepticism. At that price point the installer is often making £40–£50 an hour after parts and travel, which in practice means a 10-minute visual check rather than a proper service.
What a proper service includes
- Flue gas analysis with a calibrated analyser.
- Combustion and safety check.
- Pressure and expansion vessel check.
- Heat exchanger clean and inspection.
- Condensate trap clean (on gas) or nozzle and photocell clean (on oil).
- Gas Safe or OFTEC certificate issued on the day.
- Written report with any faults flagged and recommendations for the next year.
Typical time on site: 45–60 minutes for gas, 60–90 minutes for oil.
What it doesn't include
- Repairs. If the installer finds a fault, the repair price is agreed before any work starts.
- Parts beyond the standard consumables (oil nozzles and photocells are usually included for oil).
- Power flushing, which is a separate service for systems with significant sludge.
Landlord CP12 on its own
A landlord gas safety certificate (CP12) by itself typically costs £90–£110. Most installers bundle the CP12 with a service for a combined price around £110–£150, which is materially cheaper than paying for both separately.
Portfolio landlords with 5+ properties can usually negotiate a discounted rate with their regular installer — ask at the point of enquiry.
Signs of a service to question
- Finished in under 15 minutes.
- No flue gas analyser used.
- No written report or certificate issued on the day.
- Everything "perfect" every year regardless of boiler age.
A proper service catches small issues before they become breakdowns. If a boiler has been running on fresh air for a few years, the next service is worth paying full price for.
