The thinking

A plan is cheaper than piecemeal.

A one-off CP12 is £90-£110 depending on appliance count. Add the annual boiler service (£95) and the admin cost of tracking the renewal yourself, and you're at £185-£205 piecemeal. The Standard Plan is £165 per property, same work, one visit instead of two, and the certificate never lapses because we handle the reminder.

For multi-property landlords the Portfolio rate brings it under £150 per property. For landlords who also want priority on reactive repairs, the Plus tier costs £225 and includes 10% off repair labour for the plan year.

Honest scope

What the plan doesn't cover.

Gas Safe and OFTEC-registered means gas, oil and plumbing. Other trades need other qualifications, and we'd rather say so than fake it.

EICR electrical safety reports
Needs a NICEIC or ECA electrician. We can refer one who coordinates visit windows with us.
PAT testing on appliances
Electrician's trade. Routine enough that most letting agents use a dedicated supplier.
Fire risk assessments (HMOs)
Specialist territory. We're not qualified and won't pretend otherwise.
Emergency lighting / fire alarm testing
Electrician + fire safety contractor scope.
Any electrical installation work
We handle gas and oil heating plus plumbing. Full stop.

For HMOs and shared occupancy properties needing the full electrical + fire safety bundle, we'll coordinate a visit window with a trusted NICEIC electrician so it all happens in one day. The electrical work is billed and signed off by them, not us.

Legal basis

What NI law actually requires.

  1. 01 Gas Safety (Installation and Use) Regulations 1998 — CP12 required for every rented property with gas appliances in NI.
  2. 02 Private Tenancies Order (NI) 2006 — landlord duty to keep the property in reasonable repair, including heating.
  3. 03 Records kept for 2 years, a copy stays in our system in case yours go missing.
  4. 04 Tenant notice within 28 days — we email directly to the tenant on request, satisfying this automatically.
  5. 05 Missing certificate = criminal offence and invalidates most landlord insurance claims.

How is this different from a one-off CP12?

A one-off CP12 is transactional: we come out, issue the certificate, and it's on you to remember the renewal 12 months later. The plan bundles the CP12 with the annual boiler service (they can be done in the same visit), adds the renewal reminder, and locks a fixed price so it never creeps. For most landlords the piecemeal alternative is more admin and more money.

Does it cover reactive repairs?

Standard doesn't include repairs, but Plus members get 10% off labour on any reactive call-out and next-working-day priority in business hours. Parts are charged at cost. The honest answer: we don't bundle repair hours into the plan price because nobody knows in advance what a property will need, and fixed-cost bundles that cap repair time usually lead to corners being cut.

What if I've got oil heating, not gas?

OFTEC registered, so oil-heated rentals run the same plan structure. The CP12 is replaced with an OFTEC CD/10 or CD/11 service record. Mixed portfolios (some gas, some oil) sit on the same account.

Do you do HMOs or shared occupancy?

Yes for the gas, oil and plumbing work. No for EICR, PAT, fire risk assessments or emergency lighting — those need electricians and fire safety specialists. If your HMO compliance needs a full bundle, we'll happily coordinate a visit window with a trusted electrician so it happens in one day, but the electrical bill comes from them, not us.

Can I cancel if I sell the property?

Yes, pro-rata refund on any unused months. We don't lock landlords into 12 months if the property leaves the portfolio.

Who issues the certificate?

The engineer on site, who is Gas Safe registered in their own name. The PlumbersNI booking platform matches landlords with engineers; the certificate and legal responsibility sits with the individual engineer (Professional Plumbing Services). You can verify any engineer's Gas Safe number on the Gas Safe Register before booking.

What happens if the boiler fails the safety check?

The engineer issues a warning notice and classes the appliance 'At Risk' or 'Immediately Dangerous' depending on severity. The engineer will agree a repair with you, usually before leaving. The re-test after the fix is included in your plan year, no second call-out charge.

Can my letting agent be the point of contact?

Yes. We can copy the letting agent on all certificates, route reminders to them instead of you, and take scheduling instructions from them. Used to that workflow already with most Belfast agencies.

Where the plan runs

Landlord work across Greater Belfast.

Plans run across Lisburn, Newtownabbey, Bangor, Ballymena and Belfast and the surrounding twenty miles. For properties outside that radius, Portfolio rates still apply but we may need to batch multiple visits into one day.
