Period terraces and townhouses through the historic core around Mill Street, Bridge Street, Church Street and Castle Street. Some converted commercial premises with residential use on upper floors. Solid stone or 9-inch brick construction, high ceilings, original chimney stacks.
Typical setup
Where modernised, usually a combi in a rear kitchen or basement utility. Pipework mixed across eras with some legacy copper from 1970s-80s system boiler conversions. Condensate routing through a party wall or back-yard gully constrained by building footprint.
Common issues
- Lead supply pipe from the main still present in some properties.
- Original cast-iron soil stacks where condensate has to share a run.
- Chimney stacks capped without ventilation when back boilers came out, causing damp.
- Flue positioning constrained by conservation-area rules on front elevations.
- Narrow building footprint limiting where a new boiler can sit.
Best practice on replacement
Survey flow rate and pressure first. Route flue to rear or side elevation to avoid conservation-area issues. Replace internal stopcock. For listed buildings, check Listed Building Consent routes with Mid and East Antrim council before external penetrations. Low-temperature flush on period rads.
