Shore Road seafront semi
1950s-60s semis lining the Shore Road and the streets closest to Belfast Lough. Cavity-wall brick, 80-110 sqm, direct seaward exposure on front-facing properties.
Typical setup
Modernised to combi or system boiler. Pipework 15mm / 22mm copper. Original open-vent cylinder layouts still present on some un-modernised properties.
Common issues
- Accelerated flue corrosion from direct coastal exposure.
- Immersion element and cylinder fitting corrosion.
- External condensate freeze in winter wind-chill from the Lough.
- Rendered exterior cracking around flue penetrations.
Best practice on replacement
Coastal-rated stainless flue. Annual-service commitment booked at commissioning. Internal condensate routing where geometry allows; insulated external where not. Consider magnetic + limescale filter combination.
