Why service annually
The bill you want to avoid is the one you didn't see coming.
The cost of an annual service is small compared to a breakdown in February. A service catches a worn diverter valve, a sticky pressure sensor or a dirty heat exchanger before any of it becomes a hundred-quid emergency call-out on a Saturday night.
Nearly every boiler manufacturer requires annual servicing to keep the warranty valid. If yours is under five years old and you skip a service, a claim against a fault will usually be refused.
For landlords, a gas safety certificate is a legal requirement in Northern Ireland. The installer issues the certificate on the day, and installers keep a record so your next year's reminder comes through automatically.
Before winter
Service in October. Don't wait for the cold.
Every year the same thing. The first cold weekend hits, a fan motor gives up, and the phones light up across Northern Ireland with people who've gone twelve months without thinking about the boiler. By the time we get a call, the only available slot is two weeks out and the house is sat at fourteen degrees.
A service in late summer or early autumn changes that. Dirty heat exchanger, weak pressure sensor, sticking diverter, low gas pressure at the meter, a pump drawing too much current: every one of those is a parts-only fix in October and an emergency call-out in February.
If you've not had your boiler serviced this year, August through October is the right window. We'll put you in the reminder cycle so next year's booking is automatic.

How long does a boiler service take?
A standard gas boiler service takes around 45 to 60 minutes. Oil boilers take a little longer, typically 60 to 90 minutes. If the installer finds a fault that needs repair on the day, we'll agree the cost with you before we start.
How much does a boiler service cost in Belfast?
Gas boiler services on our network start at £95 including your gas safety certificate. Oil boiler services start at £95. A landlord CP12 certificate on its own is from £90. All prices include VAT and a written report.
Do I need to service my boiler every year?
Yes. Almost every manufacturer warranty requires an annual service to remain valid. Annual servicing also catches small issues early, keeps your efficiency up and reduces your gas bill, and it's a legal requirement if you rent out the property.
What happens if my boiler fails the service?
If the installer finds a safety issue, we'll explain it clearly and give you a fixed price for the repair. Nothing proceeds without your written agreement. If the boiler isn't safe to use, we'll classify it 'At Risk' or 'Immediately Dangerous' and talk you through your options.
Do you service oil boilers too?
Yes. Every installer is OFTEC registered for oil-fired boilers and service a wide range of makes including Warmflow, Grant, Worcester Heatslave and Firebird.
Are you Gas Safe registered?
Yes. Our Every installer is Gas Safe registered in their own name. You can verify us on the Gas Safe Register at any time. We're also City & Guilds qualified and OFTEC registered with over 10+ years on the tools.
When should I book my boiler service before winter?
Aim for late summer or early autumn, August to October. The diary fills as soon as the clocks change and the first cold week hits. Booking early means you pick the date, not the engineer's last available slot in November.
What does a pre-winter service catch?
A service in autumn flags the things that fail under load: a sticking diverter valve that holds up under summer demand but fails in December, a pressure sensor reading just inside tolerance, a heat exchanger that's clogging up, a pump that's drawing high current. Catching any of these in October is a parts-only fix; in February it's an emergency call-out, often with hotel costs if the heat is out for days.
Can I book a service in summer to spread the load?
Yes, and we'd encourage it. A summer service is exactly the same job at the same price, and it puts you in our reminder cycle for next year. If you have an annual landlord certificate, the renewal date is what matters, not the season; book on the anniversary, not the cold snap.
