What an honest service includes

Ten checks, recorded in writing.

A proper service is not a visual check. These ten items are standard on every gas service we do, and you'll have the analyser readings to prove the work.

  1. 01 Combustion analyser reading taken at full and partial load, recorded in writing for your records.
  2. 02 Flue gas analysis: CO, CO2, ratio, efficiency reading. We give you the actual numbers, not a tick.
  3. 03 Seals, fans and filters inspected, cleaned or replaced if degraded.
  4. 04 Heat exchanger visual inspection through the burner aperture; photo if anything's worth showing.
  5. 05 Magnetic system filter cleaned, or fitted if missing (older NIHE-fleet boilers usually don't have one).
  6. 06 Gas pressure test with a manometer, both standing and working pressure recorded.
  7. 07 Electrode and ignition lead check, often the cheapest preventable cause of a winter no-heat callout.
  8. 08 Condensate trap clean, especially relevant before Belfast's cold-snap season.
  9. 09 System pressure top-up if required, with a note on whether the system is losing pressure (separate issue worth investigating).
  10. 10 Written report and Gas Safety Certificate issued the same day.

What it doesn't include

Honest scope.

A service is a service, not a repair or an upgrade in disguise. Anything beyond the ten-step check is quoted separately, no exceptions.

  • Full power flush. That's a separate service starting at £500, and we'd flag it during the service if your system needs one.
  • Component replacement. If we find a faulty diverter, sensor or PCB during the service, that's a repair quote, not a service add-on.
  • Boiler swap or system upgrade. If the service finds you're nearing end-of-life, we'd quote a replacement separately.

Why Belfast benefits from autumn servicing

Belfast has a short but sharp cold-snap season: two or three weekends a winter where temperatures drop hard enough to freeze condensate pipes, expose pressure-loss faults, and surface every system the magnetic filter never caught. The boilers that fail are disproportionately the ones that haven't been serviced in 18+ months.

September and October slots are easier to book than December slots, and they catch the summer-induced faults (corrosion from a stagnant cold-water-only summer, magnetite settled from a long run) before the heating season starts hammering the system.

For landlords, autumn is also the right time to bundle the CP12 with the annual service, ahead of the winter tenant calls. Holylands and Queen's Quarter rentals turn over in August/September, which is the natural window to refresh certificates.

The Landlord Plan bundles the CP12, the annual service, automatic renewal reminders, and tenant-side booking rights into one fixed fee from £165 per property per year. It's the same work, priced as a year-round arrangement, with the admin removed. Fits letting agencies handling ten or more properties best.

The price depends on appliance count, boiler type and whether you need a CP12 alongside. We agree the number on the phone, in writing, before the slot is booked.

How much does a boiler service cost in Belfast?

It depends on boiler type, fuel (gas or oil), appliance count and whether you're booking a single service or a Landlord Plan across multiple properties. We agree the price on the phone before booking the slot, in writing, so you've got the number first. When should I book my Belfast boiler service?

Autumn (September to October) is best. Pre-winter timing minimises the risk of a cold-snap no-heat callout, and early-season slots are easier to book before the November rush. If your boiler is already due, sooner is better than waiting for autumn.

How long does a service take?

Around 45 to 60 minutes for a gas combi or system boiler. Oil boilers take 60 to 90 minutes. Landlord CP12s with multiple appliances are quoted by appliance count.

What if you find a fault during the service?

We'll explain it clearly, show you the analyser reading or the photo, and give you a fixed price for the repair. Nothing proceeds without your agreement. If the boiler is unsafe, we'll classify it 'At Risk' or 'Immediately Dangerous' under Gas Safe procedure and talk you through the options.

Do I need to service my boiler every year?

Yes, for three reasons. (1) Your manufacturer warranty almost certainly requires it; missed service = no warranty claim. (2) Annual servicing catches small faults before they become winter emergencies. (3) For landlords, a CP12 is legally required every twelve months under the NI Gas Safety regulations.
