- 01 Pressure drop on NIHE-upgrade-era combis (2010-2015 fleet, now 10-15 years old, often without a system filter). The cause is sludge restricting the heat exchanger. Fix: clean, flush, magnetic filter retrofit.
- 02 Frozen condensate in BT8, BT11, BT14 and BT16 cold spots. Fault codes: Worcester E1/F1, Vaillant F22/F28, Ideal L2. Fix on the day: thaw with warm water, reroute condensate internally where possible.
- 03 Cold radiators in interwar semi conversions (Antrim Road, Ormeau Road, Castlereagh Road). The cause is sludge from a back-boiler-to-combi conversion that never got a proper flush. Fix: chemical flush + filter, sometimes a full power flush if cast-iron rads are involved.
- 04 PCB faults on Vaillant ecoTEC and Ideal Logic units past their warranty window. Symptom is intermittent ignition or random shutdown with no fault code. Fix: PCB swap, week or less for the part.
- 05 HIU faults in Titanic Quarter, Gasworks and Laganside apartments. The cause is usually a clogged HIU strainer or actuator failure on the heating side, not the boiler. Fix: HIU service or component replacement, requires building-management coordination on access.
- 06 Diverter valve failure on Worcester Greenstar units (2014+ models). Symptom is hot water working but no heating, or vice versa. Fix: diverter cartridge swap, parts on the van for common models.
What "same-day" means in Belfast

Most repairs are completed on the first visit. The diagnostic call-out includes a full combustion analyser reading, fault-code trace and component check. We carry the most-used parts on the van: diverter cartridges, common Worcester / Vaillant / Ideal sensors, ignition leads, expansion vessels, magnetic filters, basic pumps.
If the part isn't on the van, the next-morning return is the rule, not the exception. NI parts wholesalers (Plumb Center, City Plumbing, BSS) all stock to commercial counters across Belfast and we order direct. Heat exchangers and PCBs for less common brands occasionally take 48 hours; we'd tell you on the diagnosis call.
For the inner-ring postcodes (BT1, BT2, BT4, BT5, BT6, BT7, BT9, BT12, BT13, BT15) the response window from booking is typically 90 minutes during business hours. Outer-ring adds 15-20 minutes. Evenings and Saturday mornings are scheduled, not first-come, so windows are firmer.

- 01 Under 8 years old, in-warranty: always repair. Manufacturer pays.
- 02 Under 8 years old, out-of-warranty: usually repair, unless the heat exchanger has gone.
- 03 8 to 12 years old: case by case. If the fault is electrical (PCB, sensor) repair makes sense; if it's mechanical (heat exchanger, hydraulics) replacement is often cheaper over 24 months.
- 04 Over 12 years old: replacement is usually cheaper than the next two repairs combined, and you reset the warranty clock to ten years.
- 05 Over 15 years old: parts availability becomes patchy. Replacement is the honest answer, even if the current fault is small.

Two conversations: the call-out fee is agreed on the phone before we dispatch. The repair is a fixed price after diagnosis, agreed with you before any work starts.
- 01 We agree the diagnostic call-out fee on the phone, before anyone gets in a van. You've got the number in writing before we dispatch.
- 02 Once we've diagnosed the fault, the repair is quoted as a fixed price. The cost depends on the part, the brand, the labour involved and any system flush or repressurisation needed; PCB swaps are not the same job as a heat exchanger replacement.
- 03 Nothing proceeds without your written agreement. If the repair quote isn't what you expected, you pay the call-out and we walk away. No pressure.
- 04 We quote at the price the repair actually costs to do properly. We don't compete on bargain-basement labour rates because cheap call-outs end up cutting corners on commissioning.
- 05 If the quote on a 12+ year-old boiler comes in close to a replacement, we'll show you both numbers side by side and tell you honestly which makes more sense over the next 24 months.

What does a Belfast boiler repair call-out cost?
It depends on the time of day, the urgency and where you are in the city. We agree the call-out fee on the phone before we dispatch, so you've got the number in writing first. The diagnostic covers a full fault diagnosis and a fixed quote for any repair we find. If you decide not to proceed, you only pay the call-out fee.
How quickly can you get to my Belfast address?

Will you fix any boiler brand?
Worcester Bosch, Vaillant, Ideal, Baxi, Warmflow, Grant, Firebird and Potterton are all common Belfast brands and we carry the most-used parts on the van. Less common brands (Vokera, Glow-worm, Alpha) are usually fine but parts may need a 24-48 hour order. We'd tell you that on the call.
What if you can't fix it on the day?
Most repairs are completed on the first visit because the most common parts ride with us. If the part needs ordering, we make the system safe, isolate the fault, and return next morning with the part fitted. You're not without heat overnight if it's avoidable.
Repair or replace, when is replacement honest?
Over twelve years old, repeated faults, or heat exchanger going? Replacement is usually the right answer. We'll show you the analyser readings and give you both quotes (repair + replacement) so you can decide. No pressure, no upsell. About a third of our diagnostic call-outs end in 'we recommend you live with this for now and replace next year'.
Do you fix oil boilers in Belfast?
Yes. Every installer is OFTEC registered. The residual oil-heated stock in BT8, BT16 and BT17 and outlying parts of BT9 still calls for OFTEC repair. Common units in Belfast are Warmflow, Grant Vortex and Worcester Heatslave; all parts available locally.
Will my boiler manufacturer warranty cover the repair?
If your boiler is under warranty (typically ten years on Worcester, Vaillant and Ideal flagship ranges, subject to annual servicing), the manufacturer pays for parts and labour through their approved engineer network. We can refer you to the right channel rather than charging you. We'll check on the call.
